Manufactured Home Insurance

Many of the coverages we offer are listed here. But, not every policy includes all of the coverages listed below. Coverage is only provided by your policy if it is specifically listed on your declarations page. We recommend that you talk to your agent about the specific coverages and limits you need.

Homeowner Coverages

Protection for the Home and Adjacent Structures. This coverage protects the home itself, as well as any equipment and fixtures that were part of the home when it was first built or purchased from the dealer. This coverage also protects any detached garages and sheds you own that are on your property.

Personal Property Protection. When this coverage is part of your policy, we automatically provide protection for certain types of personal property. We also offer increased coverage for special items typically limited or excluded in standard policies, such as jewelry, coins, and more.

  • We Include: Protection for your personal property if it is destroyed or becomes unusable due to fire, theft, lightning, windstorm, tornado, hail, explosion, smoke, sudden plumbing leaks, vandalism and more.
  • Optional Protection: Our optional scheduled personal property protection provides increased coverage for special personal property items such as jewelry, coins, collections and more.

Additional Living Expense. When this optional coverage is part of your policy, it helps pay your living expenses should your home become uninhabitable due to a covered loss.

Depreciation Protection. Sometimes settlement payments are subject to depreciation, which can make it hard to replace your home if it's completely destroyed by a covered peril. To help you recover from a total loss, we offer replacement cost coverage on select American Modern policies; ask your agent for details.

Coverage Before You Move In. An optional protection that's beneficial if you're putting your brand new manufactured home on your own property. It's called Builders Risk, and many loan companies and lenders require this type of coverage before they will give you a loan on your home. But even if they don't, it's good protection for you.

  • As soon as your home loan is closed, this coverage provides protection for personal liability, theft of building materials and damage caused by site improvements.
  • When the home is delivered to your property, the policy protects the home, adjacent structures and your personal property - even before the home is installed and ready for occupancy.

Fire Department Service Charge Coverage. If the fire department needs to come to your home, you are billed for the trip they make. This pays for that charge, to policy limits.

Emergency Removal Coverage. When a peril such as a hurricane threatens your home, you'll probably want to take some of your personal belongings to a safer location. This coverage pays the expenses to remove and then return your belongings back home after the storm has passed.

Trip Collision Protection for When You Move. Moving your home to a new location? There's always the possibility of having a collision accident along the way. Make sure you add this optional endorsement to your policy to protect against collision damage that could happen during the move.

Personal Liability. You could be held liable for an accident that causes property damage or bodily injury to another person. When this coverage is part of your policy, we will pay for the damages incurred and/or pay for someone to represent you in court.

Medical Payments to Others. If someone is hurt while on your property and needs medical attention, we will pay for their medical needs, to policy limits

Insurance for mobile and manufactured homes
 

Mobile homes are a growth industry. According to the Manufactured Housing Institute (MHI), mobile homes account for about 25 percent of new residential construction and home sales each year in the United States, and more than 10 percent of total housing. In many rural areas, the percentage is even higher. Cost is a major benefit, as the price for a new manufactured home can start at under $29,000.

While mobile homes are relatively inexpensive to buy, they can be costly to insure.

The MHI defines mobile homes as "a single-family house constructed entirely in a controlled factory environment, built to the federal Manufactured Home Construction and Safety Standards, better known as the HUD (Housing and Urban Development) Code." The organization prefers the term "manufactured home," noting "mobile home" is the term used for homes built prior to June 15, 1976, when the HUD Code went into effect.

Regardless of which word you use, "Mobile home insurance is really the same as conventional home insurance," says Phil Supple, a spokesman for State Farm. In both cases, the coverage and the claim process are the same. For instance, if you purchase a policy that includes "replacement cost," your mobile home insurance will cover the cost of replacing whatever has been damaged, up to your policy limit.

In general, when insuring any home, there are three major risk areas you want to insure against: damage to your home, theft of property from your home, and your legal liability for injuries or property damage.

"Insurance costs are based, number one, on exposure to risk," Supple says. Statistically, insurance companies assert, there is a greater likelihood for some of those risk factors with mobile homes.

According to Supple, fires are a case in point. Mobile homes are not necessarily more likely catch on fire, but they are more likely to be extensively damaged if they do. "In a mobile or manufactured home, if a fire does break out, it can sometimes spread more quickly," Supple says. "There's a greater risk, thus there's a greater cost to insure."

In contrast, however, a national fire safety study by the Foremost Insurance Company showed that manufactured homes are actually less prone to fire than homes built on-site. As a matter of fact, site-built homes are more than twice as likely to experience a fire than manufactured homes, according to the Foremost study. The research showed that the number of home fires is 17 per 1,000 for site-built homes, while only eight per 1,000 for manufactured homes.

Storm damage does impact manufactured homes more severely, particularly from wind. When high winds blow through, mobile homes are lighter than site-built homes, and tend to blow over more easily.

"Another hazard is frozen pipes," Supple says. "With manufactured or mobile homes, because walls are sometimes not insulated as well, pipes can freeze."

Taken together, these and other factors lead insurance companies to place higher premiums on mobile homes.

Holding down costs

Winterizing or insulating your mobile home is one easy solution to the problem of frozen pipes. This can also lower the cost of heating and cooling your home. It can cost twice as much to heat and cool an older mobile home, as it costs in a site-built home of similar age and size.

Some insurers also encourage or even require you to have your mobile home secured to the ground with approved tie-downs and ground anchors. Tie-downs can help save your home from tipping over during windstorms.

The age and type of mobile home you buy can also play a role in your home insurance rates. All mobile homes built since 1977 must adhere to the HUD code regulations, which include federal standards for design and construction, fire resistance, energy efficiency, and quality. In addition, double-wide and multiple-section mobile homes can be less expensive to insure than single-wide mobile homes.

Rates can run the gamut

There are insurance pricing factors you can't control. If you live in an area with a comparatively high crime rate, or where there has been persistent flooding, you can expect higher premiums.

"It's not only the price, it's also the coverage," says John Johnson, senior vice president of marketing management for Foremost Insurance Group, which specializes in mobile homes. "In general terms, the fact is that the premiums for mobile homes include quite a wide range."

As Johnson notes, mobile home owners need to pay attention to more than just the cost of a policy. They also need to find out to what coverage is included. Some policies are comprehensive, while others cover only specific causes of loss or "named perils." Liability coverage, deductibles and coverage limits can vary from company to company and from policy to policy.

What To Look for in an Insurance Policy

For the most security, find a manufactured home insurance policy that, like all property and casualty policies:

  • Pays for certain kinds of accidental damage to your home, belongings, or other structures. Coverage for this kind of damage is called physical damage coverage. Common examples of events that cause physical damage to your property include fire, wind, vandalism, and falling objects.
  • Protects you against claims or lawsuits filed against you by people who are accidentally hurt on your premises or because of your activities. Coverage for these kinds of claims and lawsuits is called liability coverage. Claims might include medical expenses, lost wages, pain and suffering, and even property damage. Liability coverage also helps you pay for your defense in the event of a lawsuit. Liability coverage does not pay claims for injuries to you or the members of your household.

Policies are not all alike

Most manufactured home insurance policies provide these two basic kinds of coverage. But the amount and degree of coverage can vary dramatically from one policy to another. That's why it's so important to do your research. You need to figure out what coverages you want, and make sure your policy covers them.

Physical damage

There are two kinds of physical damage coverage. A "named peril" policy gives you protection for the causes of loss specifically listed - or named - in your policy.

A "comprehensive" policy gives you coverage for all causes of damage that are direct, sudden and accidental that aren't excluded in your policy.

As you might expect, the premium on a named peril policy will generally be lower. It's up to you to decide if you want the lower premium or the more complete coverage.

Liability

Liability coverage also can vary from policy to policy. You should be sure that whatever policy you choose provides enough liability coverage to protect you in case you're sued and a judgment is issued against you. That amount may be greater than what comes "standard" with a policy. It's a good idea to think about it now, and make sure you have all the coverage you want to protect yourself.

Other things to consider

Be sure to check the deductibles and coverage limits in a policy, too. A deductible is the portion of the physical damage loss that you agree to pay out of your own pocket. A coverage limit is the maximum amount a company will pay for a covered loss. Obviously, all other things being equal, a policy with lower deductibles and higher limits would be preferred. However, lower deductibles and higher limits can result in higher premium costs.

Then there are the intangibles. Things like claim service, company reputation and accessibility can make a big difference in which policy will give you real peace of mind. You want to make sure that the company behind the policy has the dedicated personnel and financial resources to be there for you at claim time
